Position: Resident Hygiene and Maintenance Advocate   
Reports to: Josephinum Facilities Manager
Open: November 16, 2012  until filled
Location: Josephinum Apartments, 1902 2nd Ave. Seattle, WA 98101
PT 20 hours/wk
STATUS: Non-Exempt
GRADE: 6
PAY: $ 14.20/hr DOE

POSITION DESCRIPTION:

This position assists residents in dealing with behavioral and health barriers to eliminating insect infestations by providing technical and emotional support.  The Advocate works closely with residents, identifying housekeeping problems, and assists them in developing skills for staying in compliance with lease obligations.  The position reports to the Facilities Manager and works closely with the Resident Services Manager to implement and maintain a program of systematic assessment of and response to any level of insect infestation in the building.

MAJOR RESPONSIBILITIES AND DUTIES:

  1. Accompany pest control professionals on scheduled visits to the building for routine inspections and necessary treatments.

2.      Coordinate the preparation and distribution of 48 hour entry notices for all routine inspections, re-inspections, treatment visits and canine inspections.

3.   Provide information and support to residents to increase their understanding of the activity required to manage bedbugs.

Work with RSM on supporting individual residents with reaching goals identified on their housing service plans when it relates to health and safety issues.

4.   Assist residents in preparing their units for bedbug treatment: laundry, sorting and disposal of unnecessary clothes and clutter.

5.    Steam furniture and fixtures as necessary.

6.    Plan and track treatment of items by freezing or use of no pest strip.

7.    Assist residents in wrapping and disposing of bedbug infested furniture as necessary.

8.    Keep records of all pest control inspections, professional treatments, staff treatments and tenant activity supported by staff.

9.   Maintain and distribute list of residents with health and safety concerns to service staff for follow up.

General Responsibilities:

  1. Observe/follow guidelines on confidentiality rights of residents and respect their privacy.
  2. Maintain accurate record of hours worked and complete timesheets on schedule.
  3. Attend trainings required of employees and staff as scheduled.
  4. Become familiar with landlord/tenant law and the actions that are permissible for landlords.
  5. Contribute to the mission of Catholic Community Services and Catholic Housing Services.
  6. Contribute to and support a positive, team-oriented work environment.
  7. Perform other job-related duties as assigned.

JOB CONDITIONS:

This position requires the employee to work in an environment where there will be exposure to bedbugs. There may be exposure to blood, bodily fluids, and other potentially infectious material.  Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors.  Other working conditions may include frequent interruptions, interactions with angry persons, and exposure to computer CRTs.

PHYSICAL AND MENTAL ACUITY DEMANDS:

  1. Able to ascend and descend stairs.
  2. Able to stand, kneel or crouch.
  3. Able to lift loads not normally exceeding 50 pounds and able to support up to 100 pounds.
  4. Able to hear telephone rings, phone conversation, door bells, pager beeps, emergency alarms and client conversation.
  5. Able to speak clearly in person and on the telephone.
  6. Able to hand write legibly.
  7. Able to read normal size print and handwritten log entries.
  8. Mobility/dexterity of hands/arms
  9. Able to make independent decisions and apply sound judgment in performing job duties.

MINIMUM QUALIFICATIONS:

  1. At least one year experience working in an environment serving homeless, chemically dependent, mentally ill or other disadvantaged populations.
  2. Ability to understand and interest in learning about bedbug infestations and effective treatment of them.
  3. Able to communicate effectively in English with staff and residents.
  4. Work history that demonstrates reliability and dependability.
  5. Work or volunteer history that demonstrates ability to interact and communicate with others.
  6. Experience in or ability to learn crisis intervention.
  7. Ability to contribute to an environment which honors and supports diversity and contributes to and environment of dignity and respect.
  8. Basic computer skills.
  9. Ability to work within the mission, goals and objectives of Catholic Community Services and Catholic Housing Services.

PREFERRED QUALIFICATIONS:

1.   Two years college level studies in social services or related field.
